BTS, Built-to-suit projects are developed and fully constructed due to the specific needs of the lessee. In this relation, de lessor (Carlu) is responsible for overseeing the construction, conformities, up to the final steps with the entry of the lessee and effective use of the building. At the same time, the lessee (Educational Group/School) is responsible for absorbing the construction costs gradually embuted in the rent, during the agreed period of time signed on the contract. Some of the advantages for the lessee include: not having to worry about construction, having a property that meets their requirements, and diluting the overall cost of construction and investment in monthly rents, increasing monthly profit. For the lessor, the advantage is the long-term rentability of your property.

Carlu has as its partners some of the reference educational groups, such as: nima Educação (owner of Anhembi Morumbi), YDUQS (owner of Universidades Estácio) and Atmo Educação (owner of Escola Lourenço Castanho).

Founding Partner

Entrepreneur with over 40 years of professional experience, our founding partner, holds solid experience in the Brazilian market. Having developed a series of businesses among them Tópico Locações de Galpões e Equipamentos para Indústria SA. (“Tópico” or “Company”) - business which he founded in 1979. Until 2014, acted as CEO and president of Tópico’s board. As president, he was responsible for the company’s national expansion, and the exponential growth of its revenue. His rich experience ranges from production, operation, supply chain, product innovation, consumer service and marketing – having as a target clients/consumer in established and emerging markets. In December 2014, he sold the control of the company to the Private Equity Southern Cross Group. Currently, he is a shareholder and board member of Tópico’s; controller and CEO of CARLU. Additionally, he is an ambassador for Endeavor.

We have a long-term investment philosophy, and our main objective is to undertake seeking capital appreciation in positive market cycles, not neglecting the preservation of resources in negative cycles.
